Strata Records Inspections are a crucial part of buying an apartment – or any strata property. A well-prepared strata report can close the information gap and help you understand what’s really going on at the building. The problem? The quality of strata reports has quietly taken a hit in recent years – but most buyers have no idea.

We know this because over the past couple of years, we’ve been asked – by buyers, conveyancers, and buyer’s agents – to review hundreds of strata reports from nearly every provider across NSW. And the results are ugly. On the surface, reports might still look pretty much the same. But behind the scenes, several industry-wide shifts – from the rise of online records access to the rise of volume-based report ordering platforms – have been undermining the reliability and the usefulness of these reports. Most strata reports are now a so-called “file dump” where documentation – often repeated and outdated – is attached without any meaningful summary. There are more errors, less information and less support for buyers trying to understand these reports.

Some experienced searchers can still produce good reports and offer good follow-up support. The issue is that most of their reports aren’t consistently good — and often, they’re not even close. WHAT IS INCLUDED IN A STRATA REPORT?

 

Our inspectors typically review 3 to 5 years of strata records, depending on the record-keeping practices of the Strata Management Office. These records typically include agendas and minutes, financial reports, compliance documentation, correspondence (if available), defects and remedial works documentation, as well as other miscellaneous items. Every EYEON Strata Report is designed to help you answer key questions such as:

• What are the current annual levies, and are there any outstanding payments?

• Are there any current or proposed special levies?

• What is the financial position of the Owners Corporation?

• Are the owners following the Capital Works Fund Forecast?

• What does the maintenance history look like?

• Is there any ongoing or recent litigation?

• Have any notices or orders been issued by any Third Party?

• Are there known defects or remediation projects underway?

• Are any major works planned for the near future?

• Is the property adequately insured?

• Are pets allowed in the building?
