Most owners’ corporations (the owners of the apartments in a building) appoint a strata manager to manage the building.  But what does a strata manager actually do?

There is some good information online about the role of strata managers and we thought it would be helpful to make it easier for you to find it. In general, a strata manager’s role is to help in the management and maintenance of the building and to make sure the building does all the things it’s supposed to do under the relevant local laws.

It’s important to be aware that the laws in each state vary a bit and laws also change over time.  So when looking at the resources it’s always a good idea to check things further before making any decisions.

For a good summary of the role of a strata manager you’ll find this article on the Strata Data website worthwhile reading.   They divide the role into three main areas of Administration, Financial and Social which quite neatly classifies a strata manager’s job.

For the process of appointing a strata manager (in NSW at least), the Department of Fair Trading provides quite detailed information here.  Have a look at Section 10 for a good summary of the jobs a Strata Manager takes care of.

Owner in a small block?

In this case, you might want to consider managing the building yourselves. That is fine but obviously someone needs to step up to take on the responsibilities summarised in the articles above.  Sometimes that can be easier said than done.
